What we Do

• Building Permit Assessments

  Planning staff will:

  Before forwarding building permit applications to building inspectors at the Regional District of Bulkley Nechako for approval, Staff at the District office evaluate applications to ensure they meet the Zoning, OCP, and or the Subdivision Servicing Bylaw.

  The District is not able to help you determine property lines or building setbacks. You will need to work with a legal land surveyor to locate pins and create site plans for subdivisions.

• Planning Applications

  District Staff can help you:

  • Interpret the Official Community Plan or Zoning Bylaw to determine if you need to apply for an amendment
  • Guide you through Development and Development Variance applications
  • Advise on subdivision requirements
• Subdivisions

  A subdivision creates new, titled parcels of land. An application for subdivision can be submitted to the the District of Fort St. James Approving Officer(s). To Subdivide your property, the proposed parcels must meet the Municipality's Zoning bylaw. 

  If the parcel(s) do not comply with zoning requirements, the applicant will have to submit a re-zoning application.
