Before some permits and applications can be approved, there may need to be a public hearing process. This takes time. Please ensure that you have accounted for regulatory and legislative requirements.
Before forwarding building permit applications to building inspectors at the Regional District of Bulkley Nechako for approval, Staff at the District office evaluate applications to ensure they meet the Zoning, OCP, and or the Subdivision Servicing Bylaw.
The District is not able to help you determine property lines or building setbacks. You will need to work with a legal land surveyor to locate pins and create site plans for subdivisions.
A subdivision creates new, titled parcels of land. An application for subdivision can be submitted to the the District of Fort St. James Approving Officer(s). To Subdivide your property, the proposed parcels must meet the Municipality's Zoning bylaw.
If the parcel(s) do not comply with zoning requirements, the applicant will have to submit a re-zoning application.
